Realtors use the MLS to conduct their search. The MLS contains the most up to date information regarding price and availability. It is the database realtors use because it is the industry standard, it is updated in real-time and has the most accurate data.
Zillow and Trulia and other online sites pull their information from the MLS and can be useful for providing general information regarding availability but are just not accurate for valuations or updated in a timely fashion. For example, you may find a house for sale on one of these sites that was in fact sold days ago. Also, the property valuation will have been generated by a computer algorithm and not by a real agent with relevant experience and can therefore typically inaccurate.
We will set you up with your very own access to the MLS via the Client Portal, so you will be able to see real time updates regarding homes new to market, availability and prices.
As your agents, we will take responsibility for searching for your ideal home and will email you with properties that are closest to your criteria as soon as they hit the market.
If you want to see a home or would like more information on a property, you will have our direct contact information so you can call, text or email us directly. We will arrange private showings for us to view the home together so we can discuss its potential.
It is your responsibility to check details such as crime rates, schools etc for a given area you are considering because we are not allowed by law to ‘steer’ you to, or from, a particular neighborhood. Of course, you tell us which areas you would like to concentrate on.
If you are an out-of-town buyer, or are unable to view the house for any reason, we will view for you and either take a video which will be emailed to you, or do a virtual tour.
